This 1,100 acre property is located along I-85 in Greenville, South Carolina. The property was assembled over many years by a local textile magnate who invested in land and made it his policy to never sell property once he acquired it. During his ownership, only three lease transactions occurred on the property: two for retail boxes and one for a resort hotel with an adjacent golf course. The rest of the property remained in timber production as an agricultural tax base. Through the years, the town of Greenville has grown around the property making this a highly desirable location.
Following the death of the owner, all of his holdings were left to a non-profit, 501C(3) charitable organization to manage and create financial endowments for a local university, local YMCA, and various Greenville County Charities selected by the Hollingsworth Funds Board.
This non-profit organization engaged us to prepare a highest and best use development plan, the purpose being to create a premier mixed use development that would increase the value of the property and generate dollars to the charities supported by the owner.
The property is now being developed according to our Masterplan. The design guidelines and overall design theme that we created are being implemented to ensure an orderly development of the property. We are currently evaluating individual properties within the development to determine a marketing strategy that will accelerate the development or disposition of the real estate holdings. Also Steelwood chairs the Architectural Review Committee and is creating the architectural design of the new Town Center pictured above.
