This Country Club located north of Charlotte, North Carolina was built in 1962 on approximately 200 acres. Recently the club has seen a decline in its membership and an increase in financial difficulties.
We were hired as an owners’ representative to create a development plan to facilitate funding for a new or improved clubhouse facility, enhanced pool and tennis areas and to either retire existing debt and/or provide a vehicle for financial stability of the club.
The development plan creates a new residential and mixed use community on 35 acres of club owned property. We initially had a portion of the property annexed from the county into the city. We then completed a successful rezoning petition that allows 300 residential units and 200,000 square feet of office and retail space along with a new clubhouse and recreational facilities.
After completing a market analysis and demographic studies we identified that a mix of traditional single family housing, attached single family housing, town homes and condominiums were appropriate. These new residences would have incredible views across the golf course to the skyline of Charlotte. A future plan was designed for a mixed use development that would be developed when the market matured in approximately five to ten years.
We prepared a complete graphic package for the property including the branding and naming of the development, advertising pieces and marketing brochures. We further managed the design process identifying a classical architectural style that would be appropriate for the market. We prepared unified design guidelines for the future development of the property and the clubhouse to ensure that a well planned, pleasing environment would be created.
This development solution would allow the club to fund the construction of a new clubhouse through the initial development and fund an endowment for the club through the future mixed-use development.
